Family Reunion in the Outer Banks, NC

Reunly Planning Team · April 2026

The Outer Banks barrier islands off North Carolina's coast are home to some of the largest vacation rental homes in the country — houses with 20 to 25 bedrooms that were built specifically for events like family reunions. If keeping the whole family under one roof is the goal, OBX is the answer.

The Outer Banks stretch about 130 miles from Corolla in the north down through Hatteras Island and the ferry to Ocracoke in the south. For large group reunions, the action is mostly in the northern section: Corolla, Duck, Southern Shores, Kitty Hawk, Kill Devil Hills, and Nags Head. This corridor has the highest concentration of large rental homes, and several of those homes are purpose-built for groups — think 20-bedroom houses with private pools, multiple kitchens, game rooms, elevators, and deeded beach access.

The rental market here is unlike anywhere else in the US. Outer Banks vacation rental companies like VRBO Outer Banks specialists and local agencies like Sun Realty maintain inventories of 12-, 15-, 18-, and even 20-plus bedroom homes. These are not cramped beach boxes — many are 8,000 to 12,000 square feet with professional kitchens, theater rooms, hot tubs, and private volleyball courts. For a reunion of 60 to 100 people, you might rent two or three of these large homes in the same neighborhood.

The Wright Brothers National Memorial at Kill Devil Hills is a surprisingly good anchor activity — it is free with a National Parks annual pass, is meaningful and interesting to every generation, and is the kind of thing that photographs beautifully. Cape Hatteras Lighthouse, the tallest brick lighthouse in the US, is another signature OBX experience that resonates across ages.

What Kind of Reunion Fits OBX

OBX works best for beach-oriented reunions of 30 to 120 people who want to be together in large rental homes rather than scattered across a hotel. The week-long format is standard here — most rentals turn over Saturday to Saturday, and there is enough to fill seven days if you want to.

The beach itself is the activity. Atlantic-side beaches in Nags Head, Kill Devil Hills, and Avon are wide and generally calm (by ocean standards). Sound-side areas are great for younger kids because the water is shallower and calmer. Fishing charter boats in Hatteras can take 25 to 30 people at once. The National Seashore beaches further south at Hatteras are less crowded but require a longer drive.

The wild horses of Corolla — the northernmost part of OBX, accessible only by 4WD on the beach — are a genuinely memorable family experience. Tour companies run 2-hour 4WD tours that hold 8 to 10 people per vehicle. Book multiple tours and stagger the departure times to get the whole group through.

Logistics That Actually Matter

Weather window

May–June and September are the sweet spots: warm water, open beaches, lower prices than July. July and August are peak season — expect premium prices and full beaches. April and October are shoulder season with hit-or-miss weather but real savings.

Airport access

Norfolk International (ORF) in Virginia is the closest major airport, about 1.5 to 2 hours from most OBX rentals. Raleigh-Durham (RDU) is about 3.5 hours but offers more flights. Many families simply drive — OBX is within a long day's drive of most of the Mid-Atlantic and Southeast.

Drive times

Norfolk to Kill Devil Hills: 1.5 hrs. Raleigh to Kill Devil Hills: 3 hrs. Richmond to Kill Devil Hills: 3 hrs. Washington DC to Kill Devil Hills: 4.5 hrs.

  • 1

Rental homes turn over Saturday to Saturday in peak season. Book at least 9 to 12 months in advance for July and August dates. The large 15+ bedroom homes get reserved within days of their booking window opening — some OBX rental companies open the following year's calendar in December or January.

  • 2

Check the rental agreement carefully for vehicle limits. Many large OBX homes have paved parking for 8 to 12 cars but not more. For a 60-person reunion arriving by car, coordinate carpools or arrange a shuttle from a parking area outside the neighborhood.

  • 3

Groceries: plan your shopping before arriving or stop in Kitty Hawk and Kill Devil Hills before reaching the rental. The Food Lion in Nags Head and Harris Teeter in Kitty Hawk are the best-stocked options. Corolla has limited grocery access.

  • 4

Ocracoke Island is a full-day experience that requires the ferry from Hatteras (free, but subject to waits). Plan it for mid-week to avoid the weekend crowds, and check the NC Ferry System schedule before you go.

  • 5

Fishing charter groups in Hatteras can take 25 to 30 people at once on headboats. Book 4 to 6 weeks out in summer. Inshore charter fishing (smaller boats, 4 to 6 people) requires multiple boats — coordinate departure times so the group has something to do at the dock while others are out.

  • 6

Deeded beach access is standard for most large rental homes in Nags Head and Kill Devil Hills, but some houses in Corolla require a short walk to the beach path. Confirm beach access distance before booking if mobility is a concern for older family members.

Outer Banks Reunion Budget Ballpark

Large rental homes on OBX run $3,000 to $12,000 per week depending on size, season, and amenities. A 15-bedroom house in Nags Head in late June might run $7,000 to $9,000 per week — that is $460 to $600 per night for a house that sleeps 30. For a group of 30, lodging runs $230 to $300 per person for the week. Groceries for a group are a major expense: budget $25 to $40 per person per day if cooking most meals in-house, which is significantly cheaper than restaurant dining for a large group. Activities (fishing charters, Corolla horse tours, lighthouse admission) add $50 to $200 per person over the week.

Reunly is free to plan with. When your group is ready to coordinate RSVPs, meals, and the budget itself, the app is a $39 one-time fee per reunion or $79 per year for unlimited reunions.

Frequently Asked Questions

How do we find a large enough rental home for our whole family?

Search for 'Outer Banks large group rentals' or go directly to OBX-focused agencies like Sun Realty, Vacasa OBX, or VRBO's OBX collection. Filter for 10+ bedrooms. Homes with 15 to 25 bedrooms exist and are specifically marketed to reunions and large groups. Call the agency directly once you find candidates — they can advise on neighborhood, beach access, and availability.

When is the best time of year for an OBX family reunion?

May, June, and September are the most popular months for large group reunions. The water is warm enough to swim from late May through September, prices are lower than July, and the beaches are less crowded. July and August are school-summer peak — prices are highest and availability is tightest, but the weather and water are at their best. April and October offer real savings but weather is less predictable.

What are the wild horses of Corolla, and is it worth going?

Corolla's wild horses (technically the Colonial Spanish Mustangs) are a herd of about 100 horses that roam the northern beaches of OBX accessible only by 4WD on the sand. Several companies run 2-hour guided tours in large 4WD vehicles. It is genuinely memorable and appropriate for all ages. Book tours well in advance for summer dates — they sell out.

Is it cheaper to cook at the house or eat out?

Cooking is significantly cheaper for a large group. Budget $25 to $40 per person per day for groceries if you plan breakfast and dinner at the house and lunch at the beach. Restaurants in OBX are good but struggle to accommodate groups of 20 or more without reservations — call ahead for any group dinner you plan to do out.

How far in advance do we need to book OBX?

For peak summer dates (July–August), book 12 months in advance. Some agencies open bookings for the following year in December, and the best large homes are claimed within a few days of opening. For May, June, and September, 6 to 9 months is usually enough. For shoulder season (April, October), 3 to 6 months generally works.
