Scenic Highway 30A runs 24 miles along the South Walton coast between Destin and Panama City Beach — a string of 16 planned beach communities (Seaside, Rosemary Beach, WaterColor, Alys Beach, Watercolor, Grayton Beach, and more) built on a narrow strip between the Gulf of Mexico and 15 rare coastal dune lakes that exist almost nowhere else on earth. The 30A corridor has become one of the most photographed beach destinations in the South, driven largely by the architectural gems of Seaside and Rosemary Beach — pastel-painted New Urbanist communities that photograph like a painting and rent out entire streets of houses for family reunions.
Seaside, Florida is the most famous 30A community — the setting for the film The Truman Show (1998) and the original New Urbanist planned beach community in America. The town center has excellent independent restaurants, a Saturday farmers market, outdoor cinema, and community pools. Rosemary Beach to the east is arguably even more beautiful architecturally — a collection of West Indies-influenced carriage houses and courtyard homes that can be rented in multi-home compounds for family reunions.
The Gulf beach along 30A is the same quartz-and-emerald combination as Destin — essentially the best beach conditions in the continental United States. The 30A bike path runs the full length of the corridor and connects all 16 communities. The coastal dune lakes (most easily accessed at Grayton Beach State Park and WaterColor's Lake Powell) offer freshwater paddling behind the dunes, a uniquely 30A experience.

Seaside Town Center
The iconic central square of Seaside — Airstream trailers selling fresh food, the open-air amphitheater, Bud & Alley's waterfront restaurant (the oldest restaurant on 30A), independent shops, and the Seaside Farmers Market (Saturday mornings). The social hub of the corridor.
Official source ↗Rosemary Beach architecture walk
The most architecturally extraordinary community on 30A — West Indies-influenced carriage houses, walled courtyard gardens, and the Barrett Square commercial center. Walk every alley for the full effect. Free, but book the community pools ahead.
Official source ↗Grayton Beach State Park
Pristine undeveloped Gulf beach and the easiest lake-to-Gulf paddling at Western Lake — one of the 30A dune lakes. $5/vehicle. The most natural section of the 30A corridor and consistently rated one of Florida's top 5 state parks.
Official source ↗30A Bike Path
19-mile paved multi-use trail connecting all 30A communities. Rent beach cruisers in Seaside and ride the full length for a full-morning experience. The best way to see 30A without a car.
Official source ↗Coastal dune lake kayaking (Western Lake, Lake Powell)
30A's coastal dune lakes are rare natural wonders — freshwater lakes perched behind the dunes that periodically overflow to the Gulf. Kayak Western Lake at Grayton Beach SP or Lake Powell at WaterColor. Freshwater paddling with incredible Gulf-view access.
Official source ↗Gulf beach access (multiple community boardwalks)
Every 30A community has Gulf beach access via wooden boardwalks through the dunes. Emerald Gulf water, sugar-white quartz sand, moderate surf. The best Gulf beach conditions east of Destin at significantly lower crowd levels.
Official source ↗WaterColor Beach Club (private resort amenity)
WaterColor Resort's beach club has an extraordinary Gulf-front pool complex and beach service. Accessible to WaterColor rental guests — if your group books within the WaterColor community, this is included.
Official source ↗Alys Beach courtyard dinner at George's
George's at Alys Beach is one of the Gulf Coast's finest restaurants — farm-to-table, coastal Florida cuisine, romantic courtyard setting. Groups of 12+ book the private dining space 4-6 weeks ahead.
Official source ↗Outdoor cinema at Seaside Amphitheater
Free outdoor movies in the Seaside central square on summer evenings. Bring a blanket and pick up food from the Airstream vendors. The family-friendly evening alternative to restaurants.
Official source ↗Paddleboard and kayak along the Gulf
Multiple outfitters (Paddle Board 30A, Barefoot Watersports) rent paddleboards and kayaks from the Gulf beach access points. Calm Gulf mornings (before 10 AM) are the best window.

Good for
- Premium architectural beach reunions (Seaside, Rosemary Beach)
- Multi-generational groups who want the best Gulf beach conditions
- Groups who want a walking/biking lifestyle over a car-centric resort
- Photography and design enthusiasts
- Drive-in reunions from Atlanta, Nashville, Birmingham
Practical logistics
- Nearest airport
- Northwest Florida Beaches International (ECP) in PCB 30-45 min · Fort Walton Beach (VPS) 40 min
- Best rental sites
- VRBO, Airbnb, Rosemary Beach Realty (deepest Rosemary inventory), ResortQuest Northwest Florida, Seaside Style Vacation Rentals, 360 Blue (luxury)
- Best months
- May through September. June-July for peak. Late April-May for ideal weather and still-warm Gulf water. September for lower rates.
- Rental home availability
- 30A is one of the most expensive vacation rental markets in the Southeast. Expect $5,000-12,000/week for a 4-6 BR home in Seaside or Rosemary Beach in July. Book 12 months ahead for peak weeks.
- 30 A premium
- 30A rental rates run 30-50% higher than comparable Panama City Beach properties. The premium buys architecturally distinctive homes, quieter communities, and the unique dune lake access.
- Driving distances
- Atlanta 5.5 hr · Nashville 7 hr · Birmingham 4.5 hr · New Orleans 4.5 hr
- Groceries
- Publix and WalMart on US-98 (5-10 min north of 30A). The in-community options (Seaside market trucks) are expensive but convenient.
- No chains
- No chain restaurants or box stores along the 30A corridor — community architecture codes prohibit them. Every restaurant is independent.
When to go
June and early July for the perfect combination — Gulf water at 82-86°F, all communities at full energy, the farmers market, outdoor cinema, and every restaurant open. Late May and September are the value seasons — same Gulf, 30-40% lower rental rates, noticeably thinner crowds. April has excellent weather for golf but Gulf water runs 68-72°F.
Best for your group size
Small group · 10–25
Groups of 10-20 are 30A's ideal size — one or two Rosemary Beach carriage houses or Seaside cottages with shared courtyard or community pool access.
Medium group · 25–60
Groups of 25-50 book compound arrangements — Rosemary Beach has several walled courtyard compounds that sleep 20-30 people in adjacent homes. Or book a WaterColor vacation rental cluster.
Large group · 60+
Groups of 60+ exceed 30A's natural vacation-rental capacity. A split between 30A rentals and overflow at Sandestin Golf & Beach Resort (15 min west) is the standard approach.

Reunion organizer tips
Book 12 months ahead for July. Rosemary Beach and Seaside community homes — especially those within a block of the beach — fill a year ahead for summer. Rosemary Beach Realty and 360 Blue have the deepest specialized inventories.
Plan your entire reunion within a single community if possible (all in Rosemary Beach, all in Seaside, all in Watercolor). Sharing one beach access, one community pool, and one central square keeps the group together without car logistics.
Rent bikes for everyone. The 19-mile 30A path connects every community; biking is both faster and more enjoyable than driving between Seaside and Rosemary Beach. Bikesmith 30A delivers to your rental.
Reserve the special dinners first: George's at Alys Beach (6 weeks ahead), Bud & Alley's rooftop (4 weeks), Cafe Thirty-A (4 weeks). The 30A restaurant scene is genuinely excellent but small-scale.
The dune lake kayaking experience is one of the most unique on the Gulf Coast — put Western Lake at Grayton Beach State Park on the itinerary even if just for 2 hours.
